Riverside Business Park

The Port of Everett purchased the 85-acre property from The Weyerhaeuser Company in 1998, which operated its Mill B on the site from 1915 through the 1980’s. As part of the Port’s mission to create economic opportunities and jobs, the Port envisioned the creation of an industrial park on the site that would do just that. Over the years, the Port continued to make steady investment into the business park to improve the site, including a major cleanup removing legacy contamination, bringing in thousands of cubic yards of clean fill to raise the site out of floodplain levels and constructing infrastructure to support future site development including roadways, utilities, viewpoints and trails and adding native riparian landscape plantings.
Environmental remediation and subsequent development at the business park have proven to be an economic success. Today, the site serves a variety of light-industrial users representing regional service functions from aerospace supply chain to trucking and distribution. More than 600 are employed here now, and by full build out, the once vacant land will support 800 direct jobs, 2,300 indirect jobs, 700+ temporary construction jobs, and contribute $730,000 annually to state and local taxes.
Baywood Business Park

The 13-acre Bay Wood property is a former waterfront mill site located at the northern end of Everett’s waterfront that had been inactive since 1994 when the mill was decommissioned. The Port of Everett, in partnership with the Washington State Department of Ecology, removed contaminated soil from legacy uses and restored nearshore habitat for salmon and other native wildlife.
These efforts to clean up the Bay Wood property, located west of Legion Memorial Park on West Marine View Drive, spurred the property sale and private development of a nearly $30 million employment complex in 2021 that returned jobs to the site for the first time in nearly 30 years. Today, the building supports about 400 on-site jobs and another 1,000+ off-site jobs. This economic activity is estimated to generate $330,000 a year in state and local taxes.
Cascade Industrial Center
The Port of Everett has teamed up with the cities of Arlington and Marysville and the Economic Alliance Snohomish County to work collaboratively on the Cascade Industrial Center (CIC). The CIC is an industrial park strategically located in the North Puget Sound near the Arlington Airport, and is one of ONLY three areas in the Puget Sound with more than 4,000 acres ready to be developed into a critical job center.
Investing in economic development opportunities like these that support advanced manufacturing and family-wage jobs are crucial to the economic vitality of both the county and our region. Development of the CIC is estimated to generate 25,000 new jobs by 2040, and will further improve quality of life for county residents by providing close-to-home working opportunities.
